Construction Management (CM) is a delivery method that uses specialized, project management techniques to oversee the planning, design, and construction of a project, from its beginning to its end. The purpose of CM is to control a project’s time, cost, and quality. There are two types of CM contracts; Construction Management – Agency (CMa) and Construction Management – At Risk (CMaR).
The General Contractor (GC) will enter into a prime contract with the owner. The GC will be responsible for completing and overseeing the all facets of the construction project. Common types of contracts include lump sum, or cost plus.
Design – Build
With the design-build delivery method, the owner enters into a single contract combining the design and construction. The contractor is responsible for selecting an architectural and engineering design services, and the parties work together to deliver a quality product to the owner.
